3Q25 Occupation Rights Sales
The company reported a total of 420 occupation rights sales for the quarter ending 30 September 2025. This included 244 new sales and 176 resales.
Summerset CEO Scott Scoullar commented:
“We’ve worked hard throughout the business to bring new residents into our villages, it’s pleasing to achieve our highest ever sales quarter in this difficult market.
“We have continued to sell new Care Occupation Rights Agreements (ORA) and convert our care rooms to ORA as we seek to improve our care profitability. In Q3 29% of sales were Care ORAs (38% of new sales and 16% of resales). New and current residents have warmly welcomed this offering as an alternative to paying daily premium charges.”
Regional Distribution
Sales from locations outside the main centres made up a significant share of the quarter’s results, with over 52% of New Zealand sales occurring outside Auckland, Wellington, and Christchurch. The highest-selling villages in 3Q25 were Summerset Boulcott (Lower Hutt), Summerset by the Dunes (Pāpāmoa), and Summerset Palms (Te Awa).
Year-to-Date and FY25 Forecast
As of 3Q25, Summerset’s year-to-date total sales reached 1,112 occupation rights, consisting of 598 new sales and 514 resales. In comparison, FY24 recorded a total of 1,238 sales. New sales by home type in 3Q25 included 107 villas, 16 apartments, 22 serviced apartments, six memory care apartments, 43 care suites and beds, and 50 care bed conversions. The company is on track to achieve its FY25 forecast of 650 to 730 new homes, including the completion of village centre buildings at Cambridge in the Waikato region and Cranbourne North in Australia.
Developments in Australia
In Australia, Summerset has started construction of its fourth Victorian village at Oakleigh South, with a sod-turning event scheduled later this month. The first villas at Chirnside Park are expected to be ready for residents in Q2 2026.
